All electrical installations deteriorate with age and use. They should therefore be inspected and tested at regular intervals to check whether they are in a satisfactory condition for continued use.
Such safety checks are commonly referred to as an EICR (Electrical Installation Condition Report). Also known as an electrical safety certificate, landlord electrical safety certificate, landlord's certificate or home buyer's certificate, EICRs will soon be required for certain landlords in the private rented sector.
Tests are carried out on wiring and fixed electrical equipment to check that they are safe. A schedule of circuits is also provided, which is invaluable for a property. We cover Essex and London for all your Electrical testing requirements.
WHAT WE DO
During our electrical testing service (EICR) we may make a number of electrical observations and will give each one a recommendation code. The observations describe a defect or omission within the electrical installation. We will code each observation according to the level of severity. The observations will be written in a clear way and are not in any way a sales tool. We would provide a quote or you would then be able to source competitive quotes for the works recommended should you wish to do so. Your electrics should be inspected and tested every:
- 10 years for an owner-occupied home
- 5 years for a rented home and at change of occupancy (landlords see new regulations below)
- 5 years for commercial property
- 3 years for a caravan
- 3 years for industrial
- 1 year for a swimming pool
